How to Read a Canadian Rental Listing
Turn rental listing phrases into specific questions about the unit, included services and monthly costs.
Rental advertisements compress a lot of information into a few lines. Before booking a viewing, separate confirmed details from phrases that need clarification. Save the listing so you can refer to the exact wording later.
Clarify included services
If a listing says utilities included, ask which utilities and whether any limits apply. In-suite laundry and shared laundry describe different arrangements; confirm where the machines are and whether there is an extra charge. Ask the same questions about parking and storage.
Check the exact unit
A building can contain several layouts. Confirm that the photos, floor plan, bedroom count and advertised rent relate to the unit you are considering. Ask whether furnished means the furniture pictured is actually included.
Turn vague phrases into questions
Instead of relying on spacious or convenient, ask for measurements and test your own travel route. Confirm the availability date and proposed lease term. A clear answer before the viewing can save time and make your eventual comparison much more useful.
