Manitoba’s 2027 Rent Increase Guideline: What Winnipeg Renters Should Check

The 3.0% guideline, notice requirements, and why the rule does not apply to every rental.

← Rental guides

Manitoba’s rent increase guideline for 2027 is 3.0%, effective January 1, 2027. That figure is a useful starting point when reading a notice, but it is not a universal cap on every Winnipeg rental.

Check whether your home is covered

The province lists exemptions, including units renting for $2,000 or more monthly and buildings first occupied after March 2005, along with certain other housing categories. A landlord can also apply for an above-guideline increase for a covered unit. Generally, rent can increase once in a 12-month period, and tenants must receive three months’ written notice. An exemption from the guideline does not remove the notice requirement.

Read the notice in this order

  1. Find the proposed effective date and compare it with the last increase.
  2. Identify the current rent, proposed rent, and any separate discount.
  3. Ask whether the unit is guideline-covered, exempt, or subject to an above-guideline application.
  4. Save the notice and the date you received it.

Use the percentage carefully

For a simple hypothetical rent of $1,500 with no discount complication, 3% is $45, making $1,545. This example is arithmetic, not a ruling on a particular lease or an Alia Living rent offer. Do not use it to decide whether an exemption or application is valid.

If the figures, dates, or explanation do not match your records, ask the landlord for clarification and contact the RTB promptly. Use the province’s current guidance for the year the increase takes effect.
