Understanding Security Deposits for Winnipeg Rentals
Learn the basic Manitoba security-deposit limit and which questions to ask before paying.
A security deposit is separate from your ongoing rent budget. Before paying, confirm who will receive it, which rental it relates to and what documentation you will receive.
Know the basic Manitoba limit
The Manitoba Residential Tenancies Branch states that a security deposit cannot exceed half of the first month's rent. As a simple example, if the first month's rent is $1,600, that limit would be $800. This example explains the calculation; it is not an advertised Alia rental price.
Keep different charges separate
Ask for an itemized explanation of any requested payments. A pet damage deposit is a separate category with its own rules, so do not treat all deposits as interchangeable. Use current Branch guidance for any special circumstances.
Keep your records
Save the payment receipt, tenancy agreement and move-in condition documentation. Ask the Branch about disputes or uncertainty rather than relying on advice from another province. Deposit-return rules and claims involve additional requirements beyond the basic limit described here.
